Ballarat offers competitively priced light industrial and industrial space, as well as development sites. Over recent years, there has been strong growth in the sale of industrial property, for instance, the average price for factory sales was $130/m2, the average price for warehouse sales was $91/m2 and the average price for vacant industrial land was $34/m2. The majority of investors were owner-operators seeking to own and expand their premises.
In 2005, the Ballarat City Council adopted the new Industrial Land Use Strategy, which makes an assessment of likely future demand for industrial land in Ballarat, and contains recommendations for locations where this demand could be accommodated. Major areas for future development are located adjacent to the Western Freeway, Midlands Highway West, Ballarat West Common and within the Ballarat Aerodrome precinct. A total of 1,140 hectares of industrial zoned land was identified, with 367 hectares currently unoccupied.
